Short answer. Gutter cleaning in Dallas usually costs about $0.70 to $1.30 per linear foot by national estimates, and most homes need it at least twice a year: once before the May rains and once after the late-fall leaf drop. We clean by hand, bag the debris, flush every downspout and run water to prove each outlet drains.
What a proper cleaning covers
Leaves on top are easy to see. What causes overflow is the packed layer under them: wet catkins, roof grit and seed pods that set like mud in the corners and outlets. We dig that out by hand, then flush the run so we can see it drains.
While we are up there we look for the things that cause trouble later: loose hangers, a leaking corner, a downspout that drains slowly. We tell you what we find and fix small things on the spot when you want us to. If your trees fill the gutters every few months, gutter guards may cost less than repeated visits.
What every cleaning includes
- Hand cleaning of every gutter run
- Debris bagged and hauled, not dumped
- Every downspout flushed and tested
- Roof valleys cleared above the gutter
- Ladder stabilizers, never resting on the gutter
- A note of loose hangers, leaks or damage
- Beds and walks raked clear after

One-story homes
Most one-story Dallas homes can be cleaned from ladders set on the ground, which is quick and keeps us off the roof. We protect the beds and walkways, clean each run to the outlet, and bag the debris rather than dropping it on the lawn. A typical single-story house takes a couple of hours, more under heavy trees.

Two-story homes
Upper runs need taller ladders, stabilizers that keep the ladder off the gutter, and sometimes roof access to reach runs over porches. It takes longer and costs more per foot than a single story, mostly because of setup. We do not lean ladders against gutters, which bends them.

Downspout flush and test
After the trough is clean, we run a hose at the far end of each run and watch it drain through the downspout. A slow outlet gets taken apart and cleared, and buried lines get flushed to their outlet. This is the step that tells you the cleaning actually worked, and the one quick cleanings skip.
Roof valley debris
Valleys funnel leaves down the roof straight into one spot of the gutter, usually the inside corner where two planes meet. We clear what has collected in the valley itself, not just the gutter below it, so the next storm does not wash it straight back into the outlet.
When Dallas gutters fill up
Dallas gets about 37 inches of rain a year, and the two wettest months are May and October, so a cleaning before each of those is the one that counts. Lakewood shows why: the neighborhood hugs White Rock Lake under a heavy canopy, and gutters there can fill between spring and fall. On streets with younger trees, two cleanings a year is usually enough.
How a cleaning visit goes
Walk the house
We look at every run and note anything broken first.
Clean by hand
Debris comes out by hand and goes into bags.
Clear the valleys
Leaves collected in roof valleys are removed.
Flush and test
A hose proves each downspout drains.
Report back
You hear what we found and what, if anything, needs fixing.
What changes the price of a cleaning
Cleaning is priced from footage and access.
- 1Linear footage
The total length of gutter on the house.
- 2Stories
Upper-story runs take more setup.
- 3How full they are
Gutters that have not been cleaned in years take longer.
- 4Buried downspout lines
Flushing lines to their outlet adds time.
- 5Guards in place
Guards have to be lifted or cleaned on top.
National cost guides put professional gutter cleaning at about $0.70 to $1.30 per linear foot (This Old House), or roughly $100 to $250 per visit for a single-story home (US Waterproofing). These are planning ranges, not our quote.
Cleaning them yourself, and when not to
Reasonable to do yourself
- One-story runs you can reach from a stable ladder
- Scooping leaves and flushing with a hose
- Checking each downspout drains
Better to call
- Second-story or steep roofs
- Buried downspout lines that will not drain
- Gutters that need repairs once they are clean
